I came here with properties window problems too: the properties window option
under the VIEW menu is grayed out. Also when in C# web app, need to select
one of the objects in the design and manipulate properties for an exercise
I'm doing from a book. Right click the object, select Properties from the
list, and Properties Window does appear, BUT is empty on actual values to
work on. Also, my Options... and Customize... under TOOLS (I think) Menu are
grayed out.
A theory I'm working on: I had MS VS .NET 2003 Trial version installed for
a few days, but the above features and others were grayed out with a message
to the effect "these won't become active until you activate permanent
license." Well, I uninstalled the Trial version and installed MS V C# .NET
2003 Standard (not a trial version), and the items are still grayed out (but
no message about license).
Also, I'm getting a weird error box at beginning of each session "MS Dev Env
not installed for current user. Run Setup to install" or words to that effect.
So I think the trial version of VS seems to have contaminated my non-trial
of VC#. I'm going to try that commandline devenv as suggested in the other
message...

I have the same problem. Even though I reinstalled the Studio .Net, it has
the same problem. I want the project property page back!!!!!

I went thru a lengthy exercise with microsoft tech help on my problem a while
back and more or less resolved the problem. I had originally installed a
trial version of VS.NET, and even after I removed it, I couldn't get
Properties Pages and other things to appear in the VC#.NET that I installed
(non trial version).
The best we could come up with between me and MS was to basically abandon
the user account under which I had originally installed the trial version,
and then create a new user account and install c# under that and never return
to the old account. Theory was that the trial had secretly placed something
in the Registry under the original account name as a mechanism to discourage
people from trying to use the trial version on a permanent basis.
Unfortunately, it was so secret that no one knew how to get rid of it.
Now, this all applies to a very specific case of using trial versions. I
get the impression that there is some other kind of bug in Properties Pages
that has nothing to do with my experience, but it might not hurt to try using
different user accounts. (Hint: are other things in VS, such as Options...
and Customize... menus, disabled in these other cases? They were in my case)
